Short answer: BAH is a monthly, tax-free allowance based on your rank, dependent status, and duty location. Lenders generally count it as qualifying income for VA loans, but your budget should be built on what you can comfortably pay each month, not on the highest payment you qualify for.

BAH is one of the biggest tools Fort Campbell families have for housing, and it is easy to misuse. Here is how to think about it.

What BAH is

Basic Allowance for Housing helps cover housing costs when you do not live in government housing. The amount is based on your pay grade, whether you have dependents, and your duty location. Rates update each year, so check the official DoD BAH calculator for the current number.

How lenders treat BAH

Most lenders count BAH as stable income for qualification purposes, and VA loan underwriting typically looks at it along with your base pay and other income. Because it is tax-free, it can help your debt-to-income ratio. Ask your lender how they apply it to your file.

Build the budget from the payment, not the approval

  1. Look up your current BAH.
  2. List the full monthly cost of owning: mortgage payment, property taxes, insurance, utilities, and maintenance.
  3. Decide how much of that you want BAH to cover, and how much you are willing to pay out of pocket.
  4. Leave a cushion, since BAH can change from year to year and your family's needs can too.

As an example only, if your BAH is $2,000 per month and your all-in housing cost is $2,000, then you are even before groceries and car payments. A $1,800 all-in payment gives you a cushion. Use your real numbers when you plan.

Thinking beyond your current orders

If you PCS in two or three years, think about whether you could rent the home or sell it without losing money. A home that fits your BAH today but is hard to resell or rent can become a burden when your orders change.
